What we discussed
We began with an update on Stamford North and some of the refinements being made to the masterplan within the parameters of the existing planning consent.
These include changes associated with biodiversity and the relocation of the high-pressure water main, as well as the more detailed design work that has been progressing as we prepare for the next stages of planning.
We also talked about the Design Code and how it will establish important principles and standards for Stamford North’s look and feel. It will cover everything from streets, buildings and public spaces to landscape and green infrastructure.
The Southern Boundary
Paul Cutler, Head of Design, focused on what the Design Code means for the southern boundary, where Stamford North meets the existing town.
He talked through the emerging approach to boundary treatments, landscaping, levels and building heights, as well as the measures being considered to protect the privacy and safety of existing and future residents.
There was also a detailed discussion about the existing bund and the acoustic mitigation that will replace it.
Finally, we provided an update on the proposed new lighting for the pitches at Borderville Sports Centre.
What you asked us
Paul’s presentations prompted a constructive discussion about how Stamford North will relate to the homes and neighbourhoods immediately alongside it.
Many of your questions focused on the detail of the southern boundary and what the proposals will mean when experienced from existing homes. Being able to talk through the plans together gave us an opportunity to explain some of the design decisions in more detail and provide greater clarity around several of the issues you have previously raised with us.
You also raised some of the wider issues that have been a consistent part of our conversations about Stamford North, particularly traffic and the infrastructure needed to support the new community.
We know how important these issues are, and they will continue to be an important part of our discussions as the project progresses.
Most importantly, the evening gave us another opportunity to listen to those of you who will live closest to Stamford North and to discuss the emerging plans face-to-face.
What happens next?
We will continue developing the Design Code, including the principles governing the southern boundary, alongside the detailed design work required for future planning submissions.
We will survey the entire southern boundary to allow us to retain as much vegetation as possible.
We will follow-up (and update here) your specific concerns raised during the meeting, such as ensuring adequate mobile phone signal throughout the development.
As that work progresses, we will continue to explain what is changing, why particular design decisions are being made and how the issues you raise are being considered.
Thank you
We invited 250 households based close to the southern boundary. Thanks again to all who came along to Borderville Sports Centre and contributed. We look forward to continuing the conversation as the plans develop.
